Mobile home on private land in Wisconsin?
I am thinking about purchasing a piece of land and putting a manufactured home on it. I live in southeast Wisconsin and would like to stay in the area, somewhere in Washington, Ozaukee, Waukesha, or Milwaukee County. I'm trying to find information on where you can legally put a manufactured home on private land and any restrictions. This is my first time doing something like this, so I am just trying to collect information. I will appreciate if anyone has any experience regarding finding land, or experience you may personally have putting a manufactured home on private land.
I realize that I have to check local laws, but I would like to know how I would go about finding the information.

You have to go to your chosen location's county website and find out if you are legally allowed to put a manufactured home on your land. The county website will have this information--you can simply search on the words "manufactured homes" and it will usually come up with the info. NOTE: a "manufactured home" is not a "mobile home." Mobile homes are those that are NOT designed to be permanent--manufactured homes are.
In most places, you can build a manufactured home on private land once you put in a foundation--this can be a simple concrete slab. That's usually the way it's done. Once you permanently fix your home to that slab, you will be subject to real estate codes and laws. And taxes. A mobile home may or may not require a slab, though you CAN put it on one.
If your chosen county doesn't have a website, then CALL the county offices to find out. I'm sure you can find the number online--or even in a phone book. There probably will be a few restrictions--mostly to do with your utilities and the foundation you need. But you may even be able to find out this info through the company where you BUY your manufactured home. Usually when you go looking for one, they tell you what requirements there will be for placing the home on your property. They don't just sell you the home and leave you alone--they have to arrange for delivery and installation--and they'll know what they need for that.

Talk to a building contractor about codes, permits and specific city and county restrictions. Also the availability of water, electric and sewage hook up options. If new lines need to be installed that's an extra expense.

Find out the laws in the area you want to live in and that will be via the local authorities.... who can tell you what 'type' of land you will need to purchase, then purchasing the right land via the normal way which could be contacting a realtor or looking for privately advertised land for sale... be fore you purchase check to see if you can site a mobile home on that particular land, if the land is already serviced with electric/water and/or what it will cost you to get it provided

Go to the clerk of the town in which you want to locate. They'll give you any restrictions. As far as finding land for sale, a realtor can do that for you and can probably find property specifically zoned for your manufactured home
