  • When does the Housing Bailout take affect?

    We are interested in the portion of the bailout that allows people to refinance without 20% equity. We called our lender and they didn't give us a straight answer on when we would be allowed to do this.

    Does anyone know when the bailout takes affect and when we will be able to refinance?

  • What do you think of using interest only loans on a rental property?

    Here's the details -

    The property is a cottage on a lake. My father owns it and is considering selling to a friend and myself. We would use the property as a rental, but plan on putting any rental income against the note. We will not be relying on any of the rental income to cover the monthly payments. Monthly payments will come out of our regular income. We will of course have a fund set aside for upkeep on the unit, etc.

    Does this work? I figure the rental income should more than cover the principal we would not be paying with the montly payments. And if the property is vacant during off months, it won't be a problem.

    Does anybody else manage investment properties in this manner? I haven't been able to find much info on this on the web.

    My computer's hard drive crashed, so I've been using my PS3's internet browser, and it's been ok, but I can't figure out how to copy and paste with it. Is it possible? If so, how is this done?

  • 7 month old Basset puppy having a hard time getting her food down?

    We just picked up a basset hound puppy yesterday and she is having some difficulties eating. She seems hungry, and is trying to eat her food, which is a dry small bites brand for puppies. This is the same food the breeder was feeding the puppies. She seems to be licking at it, and putting it in her mouth, but most of it ends up back on the floor. It's hard to tell how much, if any of it she is getting down. We know she finished up a small amount very early this morning. The puppy has coccidia, which the breeder made us aware of and we are giving her medicine for it. She does have diarrhea but our vet told us this is normal, and as she grows the parasite will die. But I want to make sure she's getting enough food to keep her strength up. So I guess me question is, does anybody know of any tips of what we can do to her food to make it more manageable for her, or a temporary diet that is safe for a young puppy? We tried mixing it with small amounts of hot water, but no luck.

    Hi, we have a female puggle who will be a year old soon. She is doing great, but we are looking to get her some companionship. Specifically a basset hound. Would it be better for us to get a male puppy or female puppy? Our puggle is fixed, but we would still worry about any funny business. But I've also heard that sometimes two females don't get along as well. Which is the best bet?

    And please, I don't need to hear it from the puggle haters.

  • Car Question: Should I sell it, or keep making payments?

    Here's my dilemma. About a year and a half ago, I foolishly bought a new car. I financed it over four years. Since then I have "seen the light" and realized how stupid it is to finance a depreciating asset. I told myself, at least I shouldn't have any problems with this car for a couple of years. So much for that. I just went to the dealer and they told me my car needs new breaks. The car has only 23,000 miles on it and they want $800 for new breaks, or pads or whatever it is they need to replace.

    So the choice I have is to fix the car (hopefully find someone who can do it cheaper than $800) and keep making car payments. Or I can sell the car for more than I owe, and with the equity buy something that will get me from point A to point B. I should have 4K - 5K leftover depending on what I can get for my car. Another factor that plays is my girlfriend has a very reliable car, so it's not like I need a car right away.

    So, sell or stay? Thanks in advance!

    I'm looking to purchase an investment property and I'm looking for some advice to get started. I'm not looking to buy and flip. I plan to purchase, rent, and manage the property. Positive cash flow is not hugely important, but I do need it to cover the mortgage of the property. I have very limited funds for a downpayment.

    How have others gotten started? What bumps did you encounter along the way? What were your long term goals and plans with your properties? Did you start small, or go big from the start?

  • Gears of War - How do I host Ranked matches?

    I've been trying to host ranked matches in Gears of War. I get it all set up and it goes to the screen, I click ready. Then it says waiting for additional players, but nobody ever comes. I've waited for over half an hour before. And this is during peak hours. Then I hear other people talking when the ranked matches are over and they say they are setting up another, and it shows up in 2 minutes. How are they getting their matches to appear for everyone to play? And I join these ranked matches and it seems like entire teams know each other and are good at working together and blow everyone away, yet I have no idea how to play a ranked match with anyone I know. Any help with these questions would be appreciated.

  • Bench Pressing Question?

    I need some advice on how to get stronger with my bench pressing. I'm sound on my form, but I don't seem to be getting much stronger. I usually start out at an amount I can comfortably lift 10 reps and work up from there. How much weight should I add with each set? I can't seem to find a happy medium. Seems like I'm always adding too little or too much.

    Also, which secondary muscles should I be working to help with the bench press. I know triceps are important. Are there any other muscles I should be working?
