  • Tenant owes rent on month to month.?

    We have had a tenant in our house for a year and 7 months now. We had a year lease and when that expired we are now month-month. He has decided not to pay us for the last 4 months and owes 4,000. We never drew up a new contract for month-month. Can he claim in court he doesn't owe that cause we dont have a contract. He was reall good paying for the first year and we assumed the year lease automatically went month-month when it expired. How should we go about getting are money and evicting him/

  • Condo Association Rental?

    My Condo association. is telling me i cant rent my condo cause they are over the allowed 20% I paid 175k for my condo and its only worth 125k now so i cant sell it. i applied for a hardship exception due to financial problems. if i am not able to rent i will lose my condo to forclosure. Can i sue the association?? And how can they tell me legally i cant rent my own condo? i also believe they already are at 24% rentals. So they have approved other people over the 20%. Are they able to pick and chose who they approve?

    I retired from work two years ago. I have 160,000 sitting in a savings account earning 1.35% I am looking to try to get a higher rate. However i want it to be no risk guarnteed rate. I cant lock up money for more than 4 years either. Can i get a better GUARNTEED rate than 1.35.

  • Refinance Loan Time to close?

    I am trying to refinance on my condo with an fha loan. I have a 715 credit score. I was suppose to close by early april. They have all needed documentation and they keep telling me their waiting for the underwriter to make an exeption cause my income ratio is 2% lower than what they usually accept. I own two other properties which i took a loss on last year because i was rehabbing them which is the reason my income ratio is 2% below what they accept. Are they going to deny my loan or would they already have done so? I make 60k a year. The loan on my condo is going to be 138k. Of the 2 other homes i own one is completly paid off and the other one i owe 40k. I actually make a profit renting these homes but had to take a loss last year because of all the rehabb work i had to do. Why is lending tree giving me such a hard time and why are they so slow? Like i said i have a 715 credit score and have never been late on a morgage payment. Do you think underwriter will make an exeption in my case?

    I bought a condo in 2006 for 177,000. I now owe 107,000. Because of the housing market the condo is worth about 160,000 now. I would like to sell the condo to my brother for 145,000 to give him a deal on it. My brother only earns 37k a year but has a 740 credit score. My father is willing to co-sign with him if need be. My father earns 200k a year and has a 730 credit score. What would be the easiest way for me to sell condo to my brother and how much would he have to put down. My biggest concern is ticking people off in the building by selling the condo at such a low price I dont want to bring other property values in the building down. Also the condo is on lake michigan and the values have not gone down their as much in most areas. What are my options?

  • Settle with irs. They say i owe 11k.?

    Ok here is the deal. I had a botched eye surgery in 2003. The result of that surgery left me blind in my left eye and in need of a corneal transplant. I filed a lawsuit that was dissmissed on a technicality due to statue of limitations. I then put up websites to protest the docter who performed my surgery. He didnt like the negative press i was giving him and settled with me for 50k to take down my websites. Now the irs is saying that the settlement was taxable and i owe 11k. Can anyone give me some advice on how to resopnd to irs. I have had numerous medical expenses due to my eyes but the problem is they were not this year. Will the irs settle with me because of my unique situation or will it not matter to them what the circumstances are?

    I was looking at the cable news ratings and bill oreilly has been averaging almost 4 million views a night. Olberman gets only about 1.2 million viewers a night. They are in same time slot. Fox has got to be making a lot more in advertising. Why does msnbc keep olberman.

  • No hot water but cold water is fine?

    I bought a forclosure. I rehabbed the house which included a new water heater i had installed. The town turned on my water today and cold water is running fine but there is no hot water running at all in any of the three faucits in the house. The plumber who installed the water heater came out today and said i had a clogged water line. He said my only two options was to have a someone else come out and blow the debris out with a high power compressor or the they could replace all the copper pipes. Does anyone have an idea of how much this would cost me? TY.

  • Tax Law On Medical Reinbursment?

    Ok here is the deal i had surgery that went poorly in 2001. I tried to sue the doctor but was not successful. I made a website attacking the doctor who performed my surgery. They settled with me for 50k but i had to take my website down. I just recieved a 10-99 from them. Even though this was not offically a lawsuit settlement does that mean have to pay taxes on this money. I also have spent alot on medical expenses as a result of my botched surgery in 2001. Can i write all these expenses off now for the last 8 years?

    I am currently a sergeant for the cook county sheriffs department. I have been saving money up to move to vegas. Would it be hard for me to find a security job part time with how poor the economy is right now. If i could make only 20k a year part time i could survive.     "I always have had a very high ball flight. Im a 9 handicapp now but i

    feel like i could score better if i could get a better ball flight on

    my irons. I have no problem with my driver which is a 7.5 degree loft

    and my average drive is 295. My irons just dont relate to my driving

    distance. Like i hit my 8 iron only about 135 yards because i hit it so

    high with no roll. Can i get irons custom fitted to correct this. When i

    say my ball flight is high almost everyone that i play with says its

    the highest ball flight they have ever seen. I have it somewhat corrected

    with my driver after i went from 9.5 to 7.5. What would you suggest

    for irons for me? Thank You
