  • What is the cost of average home owners insurance?

I bought a new home, (foreclosure from the bank). I bought it quickly, and didnt have time to shop around for home owners insurance so I went with the first company who I called. I just wanted to see if this average, or too high, because if it is, I can start shopping around now. I bought a 227K foreclosure. The appraised value is 280K. I put 75K down on the house. my mortgage insurance per year is 1030 dollars. 6 bedroom/4 bathroom 3 acre home, 2400 sq feet. Is this high/average? Should I bother shopping around?

  • How do I get a ring stain from a toilet bowl out?

I recently bought a home (foreclosure bank owned) that had four full baths. It has sat empty for a year, and the toilets had mold and nastiness in them. I cleaned them with an all natural cleaner ( I am afraid of using harsh cleansers because its a sand mound system), but theres still a faint ring in the toilet. Any suggestions?

  • How do I start a garden from scratch?

I recently bought a home in a rural country area with three acres. I want to turn a patch into a vegetable garden. I have done vegetable garden previously in my current home, however it was in a surburban area and I made raised beds with potting soil. How should I go about starting a vegetable garden in solid un tilled ground?

  • Big inheritance and tax question?

I do my husband and I's taxes every year. This year however, there is something I am not sure what to deal with. My husbands father died last year. He died November 25th. Five days before he died he had my husband put on his bank account as a co-owner. After he died we withdrew the money and put it in our own account. (my husband is an only child and his dad wanted to make sure my husband received the money so he made a point of getting him on the bank account before he died and never got the will drawn up because he suddenly died a few days later). Do I have to report this? I am under the understanding I do not since my husband was on the account and was a co-owner before he died? I am unsure if this money has any bearing on our taxes. The money was from Maryland we live in PA. Any help will be greatly appreciated.

  • How much does remodeling cost?

My husband and I found a house we love, and wish to buy it. However I want to figure out if the renovations are reasonable. The kitchen is 13x10 with vinyl floors. I wish to put pergo flooring down, and new cabinents (nice dark wood ones), and keep the appliances in the same spots, but maybe upgrade the refridgerator and maybe the sink as well. How much would it cost to install new cabinents and lay new flooring in this size space?

Also the house is a 2000 square foot split level, with a four car garage attached. How much would siding cost for this size of a home?

  • Can I get a mortgage?

My husband and I had some issues with our credit last year due to struggling. We are now doing a great job recovering. Our credit cards are paid off, and I kept the cards open. Our delinquet accounts are paid off on our credit report. Our credit scores rose from 500 to about 670 in a period of six months. However, we have a few 30 day mortgage late payments on our credit report from July august and september. We want to move, and purchase a new home since our incomes went up significantly (we need to get out of the area we live in now because of the city school district it is in is very unsafe for our daughter who will be starting school soon). However, I have been told we cannot get a mortgage as long as those mortgage lates are on our credit report. The mortgage company refuses to remove them, and I respect that. We have approximetly 150,000 down for a home. Will any mortgage companies and lenders make exceptions for the lates?

  • What happens when you inherit money?

My husband's father died unexpectantly. We found about 250k in cash in his bank accounts. Right before he died a lawyer put my husbands name on one account that contained 150k. (this is the state of Maryland). He is the only child, and will be inheriting all assets.

So I am kind of lost of what we do with taxes etc. What do we need to know? Do we report it as income next year? I want to make sure I am prepared and do the proper thing.

Also, since my husbands name was put onto that one account, and then his dad died, does that constitute as an inheritance?

  • Financial management and credit question?

I have poor credit. I never meant to get into it but I was in college and found trouble making my mortgage payments and ended up with late payments. I also have 10,000 in credit debt that is 100% maxed out. I have 2 car loans. I have several late payments on credit cards and some open collection agency things from a hospital collections. Needless to say this is very depressing, and I am horrified that my credit score is 490. I was so upset to see this.

I just graduated college and started making a significant amount of money. Now I can pay my bills on time. I also just inherited 250K. My goal was to pay off my credit cards and my car loans.

Here are my questions: Will paying off my credit cards down to a 0-10% credit range benefit my credit report?

What are some ways to help my credit report? Do I pay all those medical fees on my credit report? I dont want to dispute them because I know they are mine and accurate.

How long of paying bills on time now that I have a good income and paying off my credit damage will it take to reach a 620 to buy a different home (my home is in a really bad section of a city, and I want to move. I would like to use some of my inheritance for a large down payment). I know I cannot qualify for another mortgage unless my credit improves. Any guidance on my financial situation will be great.

  • Can I qualify for a new mortgage?

My husband and I struggled for 5 years both going to college at the same time. As a result, our credit took a hit, and we racked up 10,000 in credit debt and 14,000 in car loans currently. I also have four or five late mortgage payments this year due to struggling to pay bills while we getting close to graduation. We are financially responsible people, who were in a situation of stress.

We wish to buy a house. But our credit range is in the 500's. We inherited a decent amount of money. Enough where I can pay off all our credit debt and our car loans. Leftover, will be about 150 to 165 thousand. The house we want is 250k. Will a lender loan is the remaining 100k if we put down almost 3/4 of the cost of the house despite our credit? And will paying off my credit cards (and keeping them open) immediately improve my credit. I know the late mortgages are what hit us hard for this year. Just looking for some objective advice.

    Thanks!

  • Anyone understand life insurance policies?

I am a power of attorney for someone that is dying. I am attempting to weed through all their business affairs and can't understand the insurance policies they have. They have 3 insurance policies that are 10,000 each. They each have a cash value of about 6,000. They each have loans on them for about 7 or 8 thousand dollars. Do the beneficiaries receive anything? How do they figure that out?

  • Where do I start with repairing my damage to my credit?

Okay everyone-- here's my story. Get some popcorn.

My husband and I own our home and have been going to college. He just graduated and got a fantastic job making good money. I graduate in December and am contracted to work as soon as I graduate (RN). Needless to say, we struggled for a few years to pay our bills and we damaged our credit specically in the last year. Its pretty bad, so please don't make me feel worse then I already do.

    1. 4 30 day late payments on my mortgage.

    2. 9000 dollars in credit debt with a limit of 10,000 (thats a whopping 90% debt)

    3. 4 accounts in collections each for 50 dollars

    4. 437 in one charge in collections which I am disputing due to this is from when my bank card was stolen

    5. One active credit card has a 30, 60 and 90 day late due to me thinking the card was paid off and I didnt pay it.

Then we have student loan debts (50,000) and our Car loans which have no lates.

Needless to say our credit plummited from 680 last year to 500! I am horrified and have cried over this. I am not financially irresponsible, the stress of both of us graduating college, we had a baby, and my mother is dying made this a HARD year. Enough of my sob story.

If anyone can give me guidance on where to start to fix this mess. I plan on starting to pay the credit debt down. How do I handle the collections? How do I get late payments off my credit report?

The reason I am so upset-- we need to move in a year and half due to my husbands job. We have to move to Washington DC. I am hoping that I can get our credit up to 680-ish so we can get a home loan. Any advice would help. Am I nuts to think I can do this kind of improvement in a year and half?

Please Help! A family in PA who want to get our lives back on track need some advice. Thanks!

  • How long to improve a blip on my credit.?

I used to have decent credit of about 680 or 700. My husband and I hit a financial bump this year which lead to five consecutive months of late mortgage payments, which blew our credit down to 500. We are now caught up for the first time. How long will it take my credit to rise again? We need to move due to my husbands job and unfortunately cannot do so until our credit improves.

  • Financial Advice on improving credit and buying and selling a home?

    Here's the back story:

My husband and I (and our 2 yr old daughter) live in PA. We have been struggling for years to finish our college and work at the same time. He just now graduated and entered his career. I graduate in December and start my career as an RN. We estimate next year our Gross income should easily be 110K or higher combined. (we estimated with minimum pay).

Here is the problem: Two years ago we had perfect credit. But then we started being late on mortgage payments over the past year due to financial school struggles. Now our credit is 500! I am so horrified. We need to move to lower Maryland around Washington DC for my husbands job within the next year and a half. BUT we need to get our credit score to improve. This month I am finally getting our mortgage payment back up to on time after five consecutive late payments. So now I know never to be late again. Now that my husband is working in his career we should not have that issue. I have 9000 in credit debt on high interest credit cards. We have about 7 different items on our credit report in collections (small stuff 50 here 20 here) that I plan on paying off. What is the outlook of us improving our credit after damaging it for the past two years? We want to sell our home hopefully next fall and purchase a new home in the Lower maryland area, but I fear that our credit wont improve enough. Any tips would be great. Now that I will have an income in January and my husband now has an income I would love advice on getting some great credit and getting back in shape!

    Thanks!

  • What can I do for my Mom who has stage iV breast cancer?

My mom was just diagnosed with a rare form of breast cancer. It never shows up in the breasts; it travels thoughout the body and by the time it is caught it is in stage iv. She was just diagnosed this week and starts chemo asap. I want to help her however I can. I am a college student finishing my nursing degree, and a mom of a 1 year old and I work. My husband is never home due to his traveling job. I am so overwhelmed with being busy that I want to make sure my mom knows I care. She understands I am busy; and told me I better not post pone college so close to graduation; she said she wants that to be my priority.

What can I do with limited time to help her and be there for her?

  • Need some running advice?

I am 26. I weigh 260 and am 5'7". I had a baby in October and wish to get in shape. I am trying to eat a reduced calorie healthy diet. I set a goal for me run a 5k exactly one year from now, which has always been my dream. I am really excited. I started running this past week, running 1 mile in intervals of 2 min walk and 1 min run, which works well for me and takes approximetly 14:30 which I know is not a wonderful time! But I am excited and would like some guidance on gearing my training over the next year.
