Where can I get liability insurance to cover AirBNB?
I have a house, I want to rent one of the bedrooms out on AirBnB. I live here. I called my homeowner's ins company and they say they they do not offer an umbrella liability package to cover it...can anyone in Seattle recommend one that does? My friend in Ohio says she got one that is a personal umbrella insurance policy that covers home, car, and air bnb rentals..while the insurance agents I've talked to in Seattle say theirs would not cover airbnb rentals unless it was a separate commercial policy....

Has anyone heard of any guest suing an AirBNB host for personal injuries sustained? What kind of liability insurance do regular BnB's and hotels get?

You need a commercial property policy as well as a commercial general liability policy as a rooming house. Really not very hard to do, just expect to pay at least 3 times what you currently pay for homeowners insurance.

The host — Although the host probably bears the greatest responsibility, she or he may have very few assets with which to pay a judgment for injury damages.
The host’s homeowners’ insurance policy — Many insurance policies have clauses restricting commercial use and so would consider your injuries as falling outside the policy terms.
Airbnb — Airbnb’s terms and conditions include language that relieves the company of liability.
The landlord — The landlord may claim that the tenant violated terms of the lease barring commercial use and effectively deflect blame back on the host.
Sure, any tenant can always sue the property owner. Happens regularly.
You need a commercial property policy, and a general liability policy. Your friend is confused - personal umbrella insurance doesn't cover ANYTHING related to business - business, is when you get paid for it. Your agent is clearly on the ball here . . . your friend's agent is a nitwit who shouldn't have a license. Or, your friend is doing "do it yourself" insurance, and will end up screwing herself over, when she gets sued and the insurance company declines to pay for her attorney.
So my homeowner's insurance policy was just cancelled....can they do that ??? They cancelled it because I called them and told them I was going to do an AirBnB...even though when I talked to them on the phone, it was made clear to me how claims on a regular homeowner's policy and a commercial liability policy were different. The biggest irony is that I have 3 policies for 2 homes and an auto with them...and in 20 years I have NEVER MADE A SINGLE CLAIM. Is this legal for them to cancel on me?
