Do all repairs with a contractor. This way you have documentation on what was actually done. It isn't necessary to do cosmetic repairs such as replacing a piece of wood trim or something similar. Any appliance, electrical, HVAC or structural repair should be documented with at least a receipt from a contractor, even better have the contractor detail the receipt with what was done and why, along with the list of parts and materials used.
Select only Licensed contractors with insurance that have a warranty or guarantee for the work completed. I also recommend a contractor that has a local physical business location and phone number. Try not to use a guy that works out of a truck because it is easy to change the phone number and not be able to locate or contact this person. Without a business store front address this contractor is using his home address and you do not want to go to his house to discuss problems with his work. A home business does not indicate the quality of work he/she performs but when there is problems the last place you want to get into an argument, if that happens, is in the persons home.

I would do the repairs before putting it on the market because I enjoy doing that.
However, if the buyer had put in the contract that something needed to be fixed, then I would hire a professional because the buyer's always wants to see the receipts at closing and if you did it yourself they would doubt your ability and then they would want money to hire someone to fix it.
To find a contractor I would ask friends if they had anyone recently and if they thought they did a good job, otherwise I would let my fingers do the walking in the yellow pages.

Contractors do better work, and know what the building codes are.
If you can afford a million dollar house, you can afford a contractor.

Why do u ask the same question wiht a different $? See my answer on your 300000 selling home. I say the same on this one.
Why waste ur money when someone who moves in will remodel if needed with their own taste.

small preiars, yes. anything dealing with the structure itself, no. anything really major would need a contractor.
