Chimney repair cost question?

Good evening everyone. My wife and I are in the process of purchasing our first home. We've come to terms and are now ready to have the home inspected. Our realtor was able to dig up this inspection information from when the current owner purchased the home:

"Repair: a rain cap and vermin screen should be installed on the masonry chimney. Improve: The chimney has an opening in the attic. This opening should be covered to prevent vermin entry and to reduce the risk of fire hazard if the fireplace is to be used."

We were told that the owner did not use the fireplace (wood burning), so had no reason to fix it. My question is, based on this tidbit of info from 3-4 years ago and assuming this is still a problem, can anyone tell me how much this repair would cost? Just looking to be in the ballpark. Thank you.

    A rain cap and vermin screen is a real good idea and if no brick work or pointing is involved should be low cost. The opening in the attic stumps me . What kind of an opening? Is it a cleanout? If a brick mason is required to close the hole he would have to see it to give you a price.

    You can buy a cap at most hardware stores for under $50. The hole depends on the part of the country you live in and what is required to fix it.

    Only a local mason can give an estimate after looking at the hole. This is one of those things that you have to see to give a quote.

    You should find a chimney repair person in your area and ask them to give an estimate.

    if you get charged more than 400.00 dollars i would be surprised...
