What are some major things to consider when purchasing a lake home?

I am looking at purchasing a lake home as my primary residence. I am wondering if there are some critical pieces of the puzzle that I need to check on before deciding to buy. For example: Have a home inspection done prior to signing the purchase agreement.

I am wondering if there are any "special" things that may arise when buying a lake home as opposed to a normal non-lake neighboring home. I have done DNR research on every lake I am looking to buy on and know the historical quality of the lakes. I am more focused on the house itself. Should I check the crawl space for uninvited tenants?

Please help if you can.

    Home inspection on a house no matter where it is.

    Lake house is prone to extreme moisture all year. So look for mold.

    Has lake ever flooded its banks.

    Public access to lake cross your property.

    Do you have lake rights. What type of boating. Nothing worse then living by the lake and listening to Jet Skis 24 hours a day.

    First, use a Realtor that is familiar with lake properties...that is key.

    1. Ask where your part of the waterway starts..this is important.

    2. Ask how old the dock is......an old dock will most likely need to be replaced soon, and they are very, very expensive.

    3. Ask about the water levels YEAR ROUND..yes, don't assume that just because you SEE water, that you'll have water year round....homes at the end of cove may not have water some parts of the year...at all.
