Major inconvenience with apartment- can I ask for some money off next month's rent?

My boyfriend and I started having trouble with our kitchen sink over 2 weeks ago- it just quit draining. We called our landlord and after multiple phone calls and voice mails, we got a hold of him. A few days later he showed up to work on it and determined that the whole sink and counter tops needed to be replaced. This was last Tuesday afternoon. He said he would be able to begin work on it later that week or "at the latest" today. He never showed up today and when I called him I got his voice mail. I left a message and he never returned my call.

In the meantime, we have no use of our kitchen sink and have had to buy paper plates and utensils and have been doing dishes in the bathtub- i.e. a huge pain the a$s. When he does finally fix the sink, would it be appropriate to ask for a small chunk off of our next month's rent? I was thinking to ask for $100. Does this sound reasonable? He's overall a nice, laid back person, and I want to keep things civil and on good terms. Any suggestions are appreciated.

    You can ask for money off on your rent....but you are in no way entitled to it. You can not force him to give you one and he will probably say "no".

    Read the lease you signed - no where in there does it say you get a reduction of rent if your kitchen sink does not work.

    Sass The only way you are going to get some money back is by going though the RENT TRIBUNAL.You will find they number in the Yellow Pages, But first make sure that you have kept a date and time of your calls to your landlord, the date that he told you that he was coming to fix your sink and the counter tops. Also if you got the house for Rent though a House Agent then inform them of what you are going to be doing . In facted i am surprize that if you did go though the House Agent and reported it to them, they did not do anything for you both stright away. The other thing is if you are paying rent either though the House Agent or the Landlord , make sure that you have kept the reciets on paying your Rent . You also mention that you have had to fork out for paper plates and some utensils again i hope that you have kept the reciets from buying them and anything else that has made it difficult to have your Kitchen not being used . Also have the date that this all started .Sass he might be a nice laid back person . but remember he is not following his contract of fixing things. Lets face it if your sink is blocked up what might be the next thing to block up the bath where you are washing the dishes ? or maybe even your toilet , But under the law your landlord , must go around the proper way of making your life better in your rented home , so if he saying that he cannot unblock your sink so be it at least he has tryed. If however he cannot he must get a register plumber in to fix the problem for you . What ever you do Sass do not leave it long to get things fixed. This is why i would be going to the Rent Tribunal so they can get the landlord to make your lives more comfortable .I wish you good luck with getting your problems sorted out

    Source(s): The source comes though experiance when my children were going though uni and renting a house out. had a lot of trouble with the house Agents , reported the problem to them but it never got to the the landlord who owned the house . then when he came on the sceenhe was not a very nice person . So i adviced my children to right and fill in the forms , and go thought the rent tribunal.

    Yes, you should be entitled to some inconvenience compensation.

    Not sure how much, just keep track of how many days you were not able to use the kitchen then determine what percentage of the house this represents then do the math. If he disagrees take him to court, take good notes and make your case there. Or let it go, you may end up having to move, depends on how long it takes him to respond and how that all goes after the repairs. Time is money and you are paying every month for a functioning Kitchen, Bath room etc.

    My landlord is the same way, hard to get a hold of for maintenance, but very nice and laid back. I think it is very reasonable to ask for the $100, especially since your stuck buying unnecessary eating utensils.

    sounds too laid back! Call your local land lord tenant advisory board and follow the directions they give you. Basically to my best knowledge you asked now put it in writing (formal), and then make a complaint through the health dept. You may need to even go to file a civil suite..in worst case to get a rent adjustment. Tell him Fix it or pay!

    You can ask, and i think it's only fair he take off some. If i was the landlord i would of shaved off atleast $200. Goodluck.
