Let go your fears and be loved.

Do not marry him. It is obvious that you cannot do that, for whatever reasons. So don't
You have a house with equity? Keep it! In some states, if you marry him, half of that automatically becomes his (community property). Do not go there.
Dear, ALL you can do is tell him that you are truly sorry, but you are not able to marry him. And make sure he leaves your house, it IS yours and you paid for it. Protect your investment AND your emotional well-being.

People get hurt in life. Even if you leave him the house, he'll still be hurt. Even if he finds love later, he'll still be hurt. Pain is a part of life.
That doesn't mean you should stay, either. That's not fair to either of you. But it does mean you need to face your fear of hurting him, and talk to him. Tell him what you wrote here. Then you both work through the pain, together or apart, and then you make a new life for yourself. And he does the same.
And it will hurt. Then it will heal.

Honestly if your not happy just say im very sorry but i just cant do this anymore....I cant marry you right now. And he will get it that you need time. Thats the time you ask yourself if you could marry this guy and if you dont see yourself marrying this guy then keep a close relationship but dont keep a relationship like boyfriend and girlfriend like your doing now because well if your not going to marry him then whats the point in marrying a guy you couldnts see yourself marrying. Wish you luck! (:

Keep your property and send him an extra nice letter telling him that you feel it is not God's will for you to marry him !!! Which truly appears to be the case !!!

Mark 14:60-65 (New International Version)
60Then the high priest stood up before them and asked Jesus, "Are you not going to answer? What is this testimony that these men are bringing against you?" 61But Jesus remained silent and gave no answer.
Again the high priest asked him, "Are you the Christ,[a] the Son of the Blessed One?"
62"I am," said Jesus. "And you will see the Son of Man sitting at the right hand of the Mighty One and coming on the clouds of heaven."
63The high priest tore his clothes. "Why do we need any more witnesses?" he asked. 64"You have heard the blasphemy. What do you think?"
They all condemned him as worthy of death. 65Then some began to spit at him; they blindfolded him, struck him with their fists, and said, "Prophesy!" And the guards took him and beat him.
Heavenly Father,
I want to know You as the true and living God. I ask you to forgive me and cleanse me from everything I’ve done wrong. Change my heart, and give me a new life. I turn from false gods and submit my life to your Son Jesus Christ as my only Savior and Lord. Fill me with the power of Your Holy Spirit.
Thank You, Lord Jesus, for paying the penalty for my sins and giving me a relationship of friendship with God as my Heavenly Father !!!
