Dog-Friendly Rental Properties?

I would just like some opinions here.

My husband & I are purchasing a new home and plan to rent our current home for income. I want to have a "pet friendly" rental, but I am wondering how people will take my requirement that the pets be spayed or neutered & we have a copy of the vacciniation records.

Are potential renters going to think I am off my rocker by wanting this?

I'm an animal lover & rescuer & I just don't want someone in our rental that is contributing to the pet overpopulation problem.

Update:

I would DEFINITELY work with a tenant who is unable to alter their pet for age or health reasons or if they do happen to have a breeding show-dog that is registered. I just feel that responsible pet owners will spay/neuter (unless there is a health reason not to).

And I would ask for a higher security deposit because animals can do damage.

    No! You are being very responsible. I live in a pet friendly apartment complex and I wasn't even asked that when was applying for the apartment.

    No that is not asking much at all. A lot of landlords won't allow pets because people don't train them right and you wind up with the carpets soiled and smelly. Not to mention all the other damage a pet can do to a house if Their not cared for right. Where I live we have to put down a $500 pet deposit. You need to think about how some people let their pets destroy the place. Not all pet owners are responsible. Good Luck

    I think that requiring dogs to be UTD on vaccinations and licensed is a completely normal request.

    However I do think that you might need to make some exceptions to the requirement that all pets be altered. For me the exceptions would be puppies/kittens to young to alter (requiring that the animals be altered at the appropriate age would be fine), animals with a medical reason they cannot be altered (not very common and could be verified by a vet), as well as a dog/cat that is being shown in conformation.

    In my opinion the vaccination records are well within your rights, but I think that your requirement of pets to be spayed or neutered is overstepping your bounds.

    There's nothing wrong with that. There are very few pet friendly landlords that pet owners are usually very grateful.
