If they party was given a 30 day notice to vacant then you should hold the items for 30 days, but check with your police department before hand. I had a tenant that was behind in his rent and was told I couldn't do anything with his property for 90 days.. So I stuck all of it in the garage.and started selling the major items, like the dryer, fans, etc till it was down to personal papers and stuff. A year later the dude came back for his things and I opened the garage door with have at it. he was shocked to say the least esp since I said there were storage fees. Look at it this way, it the items were in a storage locker they would be sold in 90 days no question asked.

  • I would send them a 30 day notice warning them if the items are no picked up within 30 days, then you will junk them....or

rent a storage unit for 30 days and place items inside...tell them they have 30 days to claim the key or for you to make arrangements with them to transfer rental to them after 30 days...if they don't, the keys will be handed to the storage unit's office and will be considered abandoned.
