A store is zoned commercial or residential-commercial in NYC or Nassau County ...can one live there and not have a business?

    you can call and ask your county about zoning. But just commercial is only for business because generally it's among other businesses. residential-commercial could very well mean you have a business below and can live on the second floor, and again that would be in the business district. Why would you want to live in a business district where there's lots of business traffic (strangers around) and only live there?

    In a residential/commercial yes. In a commercial, no, and can't live there even if they DO have a business.

    not unless you get it rezoned
