How can I convince my apartment manager to fix my apartment issues?

It's been since January that I've requested many repairs be done. I'm not talking small little things like holes in the wall or stains on the carpet. I'm talking about the stove not working, dripping noise coming from the air conditioning unit, the toilet bowl not filling up and water leaking from underneath the bathroom sink. I've been very polite to them, I have not threatened or harassed them about the issue, I've tried to be very patient and they still won't send anybody to my place. I've paid rent and utilities on time and never had any type of strike against my apartment. I'm completely out of ideas and don't know what to do. The stove that didn't get fixed, that was reported back In January, had one of the heating coil's catch fire last week. After I called the emergency maintenance line, they finally sent someone out and replaced the stove, but not till after something dangerous happened. I'm completely out of ideas again.

    Whatever else you do, you MUST keep a paper trail of when and how many times you notify the manager. Emails, texts, letters...whatever you have done, or do in the future, make sure to document what you said and what the response was (or wasn't) . It will ALWAYS be their word against theirs, if this becomes a "legal" case. In fact, photos of the problem areas are a plus. If you can get a witness to everything..better yet.

    Get estimates for all the works that need doing. Tell the landlord you intend to get the work done and provide him with copies of the estimates.

    Explain that if he does not pay the bill when the work is done he will be liable for any interest that you incur.

    Alternatively suggest he come and get the work done asap.

    The courts will almost certainty support your claim if you have to take him to court.
