the inaccurate number closing disclosure and HUD-1 question?

I am at the final stage of closing on a house. Lender sent me the "closing disclosure" yesterday and i noticed some number for closing costs are incorrect. I addressed this to my loan processor (broker), she advised those numbers would be fixed on HUD-1 and asked me to sign that disclosure, so we could proceed to the next stage which is the "3 days clear to close" stage.

Who responsible for HUD1 and if some closing costs are incorrect, who do i contact and how long will it take to have it fixed?

    Okay, 1st off there is no longer a HUD-1 settlement statement unless yours is an all cash loan which it isn't if you got a Closing Disclosure. The closing disclosure replaced it as of October 2015. The Initial Closing Disclosure must be issued to you & signed by you at least 3 days prior to closing. If you signed it yesterday, the first day possible for you to close would be this Friday. They can make changes to it prior to closing (for corrections) and you have a right to see it one day before closing (if you ask to). If you don't ask you will have the "Final Closing Disclosure" at the closing table to sign. Your loan processor/broker is the one to facilitate any changes. I would call her & tell her you want to see a copy of the final before the closing date. You are under no obligation to close by signing the Initial C.D. Good luck!

    Where I come from no one is expected to sign an incorrect HUD-1. Its common to see an incorrect first draft, and the responsibility of both the borrower and loan originator to correct it, but not for a loan officer to insist it be signed because doing so implies the borrower is accepting the incorrect HUD-1 as correct.

    If there's an error, don't sign it! Advise the lender of the error. Once it's corrected the 3 day waiting period will start over.
