How long before a negligent landlord can legally evict you?
My grandma hasn t been paying our negligent money hungry landlords the rent because they are just now waiting to fix up everything they should ve done before waiting until the city got on their asses now they want to take us to court tomorrow plus my grandma is recovering from a broken hip and they pester us to death about rent , ..what should we do

You should pay the rent. Unless your state allows you to withhold rent, she's screwed.

Sounds like your court date for tomorrow is your legal eviction. If the judge is sympathetic, he may give your grandmother and all others occupants 5 to 7 days to move out.

If the hearing is tomorrow start packing because you'll be out in a matter of days! In my area once the judge has declared a tenant in default they have 24 hours to vacate.

What you should have done was to contact your municipality's department of licenses and inspections. It might be too late but call them anyway. And get a lawyer.

Unless your grandmother followed the law for your area in order to withhold rent, the judge will order her eviction at the hearing due to unpaid rent. And if she does not show up to the hearing, she will lose by default.
Paying the rent and maintenance are two separate issues. As harsh as this sounds, her health issues are not her landlord's problems.

If she put all of the rent money in escrow, You're good. If she didn't, you're screwed.

You cannot just stop paying rent. It is illegal in most states to withhold rent over repair issues without a court order. The few states that do allow it still have legally required steps you have to go thorough before you can stop paying.
If she has not done any of that then she needs to pay the rent or you will be evicted in court tomorrow.

Failing to pay rent is a certain path to eviction. It's too late to do anything other than pay the arrears in full. Then the court MAY pause the eviction. Your grandma, or you, should have pestered the landlord or looked for a decent place to rent. Not paying rent just handed the place back to the landlord as you will shortly discover.

She should have been paying. The only alternative would have been to put the money into an escrow account and notify the landlord by letter that this was being done and would not be fully paid till the stuff was fixed.
Since she didn't do either one, the landlord is in the right to evict her, leqally.
