eviction moratorium and lease expires?

My tenant lease is up and he is refusing to move out citing COVID. My state has eviction moratorium in place but I believe its only on the issue on no rent payment.... Does eviction moratorium apply on all reasons or just non-payment?

    How the moratoriums are written vary by state. Some states have banned all evictions & some states have only banned those for nonpayment. You have to look up the regulation for your state.

    It applies only to tenants who cannot pay due to loss of job due to covid.  You can evict this jerk, who appears to be an entitled brat.  You have every right to not renew a lease.

    If he is paying, no reason to evict him anyway.
