    I am new in commercial real estate. Recently, I came across a project needing "seed money" covering some soft costs.

    The preliminary scope, location, and pro-forma of this project has been reviewd by various R.E. professionals as a good multi-housing project.

    However, the developer is short on funds. Q: 1) What is a reasonable percentage to charge for finding the "seed money -$400K", for the "soft cost" since I have interested parties in providing the "seed money"?... and should the Investor(s) providing "Seed Money" require a percentage of equity in return as well as the proposed 12% interest offered? 3) Does 20% - 25% seem reasonable for just providing the "Seed Money" covering the "soft costs"? No recourse FHA financing is likely to be the perm. financing.

    4) Finally, what type of agreement, and how extensive shall the agreement be? I would like to do the ground work before turning over it to my attorney. Thank you in advance for any advise.

  • Social Security Card after been out of the country?

    I have a friend who was born in the U.S., and left the country after 3 years old. She is now back in the U.S. at 28, and is having a hard time getting her SS Card. She has a valid U.S. passport, her original birth certificate, and both had been supplied to the local S.S. Office. In addition, she supplied documentation history of her living outside of U.S. such as school records. The S.S. Office is taking over 4 months, and still no S.S. Card. Their reasoning was that the S.S. Office needed to translate the documents provided in order to varify that no previous card had been issues.

    Q 1: Is my friend getting the run-around? Why can't the S.S. Office varify no other card had been issued mearly from her passport, and birth cert. with valid names?

    Q 2: The S.S. Office stated that they need to translate all the documents provided. Well, she supplied over 20 pages of school records, employement info. She might have submitted too much info? Can an "Official Translation" affidavit and notorized by a translation service, or a entity whom is authorized, or officially recognized to translate Japanese be used?

    My friend has several job offers, but can't begin employment until she gets her card.

    I just can't understand, nor believe that the S.S. Office actually would pay, or have an internal translation department? And for foreign countries, and several languages? It's kind of comical.

    Any information is greatly appreciated.

  • Help on rifle scope sighting?

    I have a 308 rifle using Federal Premium Gold rounds.

    The other day, I shot at an angle -shooting down at approx. 15 degree angle, and approx. 50 yards. I was able to shoot several rounds on target with 1/2 inch apart. The question is when I shoot at approx. 100 - 150 yards for deer hunting (sitting up on a tree stand, and aiming at steep low angle (35-40 degree angle) on a hill, how should I aim?

    Should I aim below the kill spot? Or, making adjustment and aim at higher? How much adjustment should I be making with the above scenario for 100 yr., 125 yd, and 150 yrd?

    I was told when closing of a Money Market Account, or Checkings Account. The interest is calculated ONLY at the end of the month, and no per-diem interests are paid out. And per-diem interest are only calculated with a Savings Account or C.D. Is is true with all, or most banks? Or, is it just a certain bank's policy?

She had a 3 or 4 year contract and when there is about one year remaining on her existing contract, she cancelled her service and went with another telephone co. provider for a much less monthly bill. She did not sign personal, and signed as a corporate officer with the co. of which she had defulted on. Her small business is still operating, and the previous co. obiously is trying to collect on her. Qestion (1) Is she personally liable in any way, when shed signed as an corporate officer? She said she is a Sub-s corp. Q(2): The collection co. left her a message stating that they are going to persuit this due to she is violating federal law, and public utility issues. Her co. is debt free, and will never obtain any outside credit, my thinking is should she even bother with finding a lawyer since she signed corporately, and it's a small co. with no debt? Any advise?

    How would the interest deduction being treated at the end of each year if a father and a son buying a house together, and both are on the loan together, when the father already owns another house as primary home? They won't be filing taxes jointly. So since they will be filling out a tax crediting form (1098 or 1099?) at closing, would the interest deduction be split down the middle?
