HUD required repairs?
My friend is selling his income property and any potential buyers would probably use a HUD loan (FHA/VA, whatever...) After his tenants moved out, we discovered that the gas fireplace screen is missing.
My friend is under the impression that a fireplace screen is a HUD required item. I don't think it is.
We can't find any mention of it on the HUD website.
Any HUD appraisers out there? :)

he would need the screento sell the property to someone fromhud they are very picky i live in a hud based home and i am sure he would need the screen.

Not on a gas fireplace. However more importantly is that it must be properly vented. Get a carbon monoxide detector and hang it on the ceiling of the room and fire up the unit. Let run for at least an hour and if the CO detector does not sound off the fireplace is OK
NOW if the flame on the gas unit is an open flame, (not inside of a closed combustion container, then yes it needs a screen because someone could carelessly let a combustable item get to close to or into the fireplace.

Now a days, the most common gas fire places are self contained with Glass doors. The older site built gas fire places have an open hearth. If this is the case a screen is required. The safety reason is to keep things from falling into the flame.
It is a standard building code and fire dept. requirement.
