Roofing Costs?

Does anyone know if there is an average per ft2 cost for replacing a roof in the midwest? I am looking to hire someone, not do this myself. I have approximately 30x40 ft roof with 30 degree slope.

Update:

And I am assuming that I don't have to replace the roof decking, just paper and shingles.

    Approx $150 per sq. A sq would be a 10x10 area,so you would have 12 sq. So about $2000.

    It really depends on what shingle you will be replacing the current roof with. If you have one roof you should consider retrofitting the existing.

    Make sure you have proper ventilation. Continuous eave and ridge ventilation is recommended. Improper attic ventilation will void the manufacturers warranty. Do not rely on gable vents, dormer or eyebrow vents. Code requires you have at least 1 sq foot of ventilation for every 150 square feet of attic floor space if there is no vapor barrier or 1 to 350 with a vapor barrier in the ceiling or attic floor.

    Make sure the contractor uses roofing nails and not staples. Also know if you are in a special wind area that would require the contractor to 6 nail the shingles. Lastly get bids ASAP if you want it done this year. The roofing industry is a supply and demand driven business. If you can lock a contractor in early in the spring the prices will be better than waiting until summer.

    Typical cost for a retrofit would be $2.00 to $3.50 per square foot for the range of composition shingles available. A tear off of the existing is typically $.50 - $.75 a foot (roof area).

    Depending on whether you have a straight gable, full hip or dutch gable you probably have around 14 to 16 squares (a roofing square is 100 square feet of roof area.

    I am a roofing contractor so it all depends on pitch # of layers to remove and material used on a typical 1 layer 16 square job installing 15# felt, water shield in the valleys new valley metal, re flash chimney new pipe boots and new drip edge 30 year dimensional shingles including debris removal the cost would be $4,250.00 If you chose to use the metal never use threw the panel fasteners when the neoprene washers go bad you will have problems and those leaks are hard to find (been there done that)

    I used steel, it don't blow off, no ice dams, full sheets, gutter to ridge. Galvanized steel looks so great. My 100 year roof.

    12 SQ w/3,000 screws holding it down.
