Any roofing repair tips I may need?
I got a new roof composite with black roofing tar and granules that look like cat litter. my house is on an island and has salt air. Alright the new roof leaked in two places. Well i went up on the roof and found more problems so i replaced flashing and add roof "caulk" where i saw it needed. it leaked again same places. I had the contractor back. It still leaks I learned this week. when i came down and saw my daughter's bedroom ceiling (vacation house). i got up on the roof and located the sources. it is far from the leaks in the house. they are where angles come together. i got mesh, tar, roof caulk what am i forgetting? need advice before repairing. thanks

sorry but yoou need your roof done right. all of the things you listed are temporary patches for what is already meant to be a temporary roof. if you want the best overall value, the most out of your money, i would suggest buying a permanent roof. it's like buying a set of good china vs paper plates. although the paper plates may seem cheaper now, they will surely cost you more in a lifetime. those are just the selfish reasons but what about using up resources and the amount of waste being contributed? seems simple when you're talking about dishes but people buy temporary, petrochemical roofs every day and expect them to do something they've never done....last. it really is as simple as the dishes metaphor. re-roofing is a twelve billion dollar a year industry, an industry that doesn't even have to exist and one of the largest contrubutors to solid waste in the us. get a real roof and you'll never have to bother with it again, just sit back and enjoy! by real roof i certianly do not mean metal. i mean roofs that have proven themselves, the ones the rich people buy... natural slate, clay, thach, wood, lead, copper or brass. all rich people are not always smart but they don't do what the mainstream tells them to do like the rest of us. that's how they stay rich. there's not a single mortgage on palm beach island but credit is the foundation stone of our economy...hmmm if everyone was going to jump off a bridge would you do that too? it's the simplest things that we have forgotten.

Greetings. The first thing you should do is get the contractor to come back and fix the leaks. You stated it was a new roof, so I'm assuming you had a warranty with it. Was there a permit? Call the contractor, if you can't get him back then call the building dept. and the licensing board. Also, report him to the BBB. While that is going on, call another contractor and get an estimate to fix the leaks. At least then you'd know if it is a major problem or just a quick fix. With the roof being new, you want to make sure it is repaired properly and not just putting on a bandaid that will break down and cause more problems in the near future.

Flat roofs should never be completely flat. In roofing, there are "steep slope" products and "low slope" products. If you have a property or are building an addition make sure there is some slope. Generally the minimum slope is .25/12 (that is rise over run) 90lb. or old fashioned rolled roofing, which is essentially shingle material in a sheet, is cheap and not very durable. Many products have heat welded seams such as TPO or PVC. APP Modified uses a torch application. A homeowner should never do this themselves. That leaves SA SBS Modified Bitumen as your best bet on materials. That is a mouth full of words by a yahoo search should give you plenty of information. SA is for self adhered. This product has a film on the back that you peel off and then stick it down. That is a real simplification of the process. Read the manufacturer's instructions carefully. Even then, this may not be the best DIY project.

You need what is referred to as flashing or ridge capping. The water is coming through there and following down rafters to settle where you can visibly see the water marks on the ceiling. Point this out to a hardware store or contractor and they should be able to fix this for you. Do you know any roofing carpenters or roof plumbers, they are the doctors you need.

i will share a tip with you - get your self a pack of latex gloves & a cheep plastic scraper - put 3 to 4 gloves on each hand - then you can dip your hand in to the can of tar & put it where you want it - use your hand as a trowel to spread it.
peal off 1 glove & discard now you can trowel the mesh into the tar - i use 3-4 pairs because the tar will quickly begin to eat them - no big deal and you will not be cleaning up your hands an hour after the job is done - just toss the gloves and the scrapper you will also find that dipping you hand saves time as opposed to using a trowel to get it out of the can then spread it
also where the angels come together are called valleys - since your there you may as well coat the entire length of it.

The roof is the mainstay of the house. Without it, it is impossible to protect the interiors of the
house. However, from time to time, it is important that you check your roof for signs of damage
or leakage, so that you know when you replace it and when it needs to be repaired. Houses in
different parts of the world have different types of roofs, depending on the local weather and
climate of the region.
