Who can be a signor on Security Deposit Acct Aside From Licensed Property Manager in CA?
We are about to manage a property on behalf of a real estate partnership and we are licensed firm. The Dept of RE of California said the owners of the property can be signors but the person remitting the security deposit check needs to be the licensed property manager since those are broker-related activities. Can the owners of the property be signors of those checks as well? How about the employees of the property owners?
2 AnswersRenting & Real Estate1 year agoI got my credit card and entire wallet stolen yesterday. will the cc company charged me if someone used my ID with my credit card?
I got my credit card and entire wallet stolen yesterday and called my credit card company this morning to cancel it. They said someone tried to spend $1600 at a club/restaurant. If they have my ID too and they even looked remotely like me, what's the risk of me getting charged?? I'm Asian so it's not too hard to find someone who looks like me lol
4 AnswersCredit6 years agoI own an S Corp in California and put myself on payroll. Why am I getting taxed so much or how do they calc?
I own an S Corp in California (real estate property management and sales) and put myself on payroll as an employee. Why am I getting taxed so much? When I submitted my payroll for a $60,000 check, my tax implications were more than 50%.....Is this correct?
What are the california tax laws for employees?
6 AnswersUnited States7 years agoHow Much Does it cost to start a Real Estate BROKERAGE (insurance etc)?
I have been in the RE business for over 7 years now and just obtained my CA DRE Broker's license. I'd like to actually start my own brokerage though. I've already incorporated and will be applying for a new DBA/corporate broker's license soon.
My question is: How much does it cost (aside from office rental fees) to start my own brokerage? If I hired new agents, how much does each real estate agent cost me in terms of insurance? How much is E&O insurance etc?
Thanks!
4 AnswersRenting & Real Estate8 years agoWhat Kind of Joint Bank account Should we get for our corporations?
My corporation is doing business with another corporation for real estate leasing. I am a real estate broker so I accept the rent from students and the other corporation will manage the funds/pay the bills/pay the salaries through that same account. Because we will both be on the account, how do we avoid tax implications from falling on me 100% ?
Basically we just want to make sure we get taxed properly and not too much.

3 AnswersCorporations8 years agoWill I get in trouble if I accidentally used the wrong check from another company's account?
I just started a business with my business partner but we also have a corporation that we work with (which we are both a part of). My business partner and I butt heads on a lot of stuff and he is literally trying to find every excuse to stop working with me and vice versa.
We've been using temporary checks that are completely blank since we just opened the business accounts but the other day I used the corporation check to pay about $3200 in bills for the sole proprietorship.
The head of the corporation called him and told him there were some unexplained checks written out so he called me immediately and told me that (there has only been a few days since the check went through). I immediately reimbursed the amount to the corporation account as I realized I screwed up.
my question is: can I get in legal trouble for this? He and I don't have an official partnership agreement or employment contract with the corporation but we are conducting business on behalf of it.
1 AnswerOther - Business & Finance8 years agoHow can my company appear quicker on credit reports?
I just started a corporation and I really need to show up on credit reports before doing any business. My friend's company took about 3 months to start showing up but I was hoping to expedite it.
Does anyone have any concrete suggestions that can expedite my 'appearance" on reports? Are there certain types of credit cards/companies that report history faster than others?
2 AnswersCredit8 years agoHow do real estate companies find out that I'm APPLYING for license?
I've been receiving mailers from real estate brokerages in California that are offering me "crash courses" since I am soon to be taking my real estate exam. How are they finding my information out?
Could anyone give me any specific sources?

1 AnswerCredit8 years agoShould I Incorporate or get LLC for my Student Housing Company?
My business structure:
I am starting a new student housing company (I parted ways with my old partner so i'm not necessarily new to the business but new to the company formation). We sign master leases with large apartment complexes and house international students in them every year. The students pay us "x" amount and we pay the apartment complex the market rent while keeping any profits we obtain from the students.
Our revenue on each apartment is about $24,000 per year while our profit is about $6,000 per year (therefore we realize about 25% profit of our revenue per year). I am anticipating at least about $240,000 of revenue within 1 year of business ($60,000 profit).
For tax purposes, I don't want to be hit too hard with double taxation as I am also a real estate agent/independent contractor on the side. Please let me know if you can help as I am ready to move forward with all of this.
My question is:
Should I incorporate under a C Corp or file under an LLC? I am a one man team (may have 1 assistant in the future) at this point and do not anticipate going public/looking for venture capital funding any time soon. I will however be looking to utilize this company name as my new real estate brokerage so that I can hire agents in the future. Perhaps it's better to start at a C Corp now instead of having to transfer over later?
1 AnswerRenting & Real Estate8 years agoWhere can I get custom size trash bags made (wholesale)?
I created a new trash can for my offices and need to get custom made trash bags created for cheap. I need very large quantities (in the 28,000 bag range) and need the size 24x37 with 13 gallon volume.
Where can I go online or locally to order custom bags? I live in Los angeles, California. The source does not have to be local if it does do shipping.

1 AnswerOther - Business & Finance9 years agoHow much harder is the California Real Estate BROKER exam than the salesperson exam?
I am a licensed real estate salesperson in California and have been approved to take my Real Estate Broker's Exam in a month. I have been in and out of real estate for the past 6.5 years so I have a good solid understanding of most aspects; however, the test questions in the "practice exam book" that I'm reading are pretty detailed.
My questions are (to those who have taken it or know anyone who has):
How much harder is the exam from the salesperson exam?
Do you have any tips as to how I should study for it?
How heavily weighted is finance?
Any other tips or tricks would be greatly appreciated!
