  • Sell or Keep Investment Condo?

    I purchased a small condominium some yeras ago and have been renting it out for the past 4 or 5 years. I'm currently conflicted on whether or not to sale. My primary reason for wanting to sale is because the Association has been riddled by embezzlement and corruption of the Board for decades to the tune that there are very little reserve funds that would not cover a major breakdown. Its very difficult to get other owners involved and no one wants to volunteer to be on the Bard which is an absolute necessity to carry out day to day activity according to regulations and bylaws. This is all while the exterior and maintenance is deteriorating.

    The conflict comes in because my CAP rate is currently 16 percent which is fairly high.

    There has been been at least one other Management company that ended their services with the Association because of all of the difficulties and I'm concerned that the Association may be headed toward lawsuits and ruin.

    Should I sell or keep this condo?

  • Buying a house in foreclosure?

    What are options for buying a house of a relative that is in foreclosure and having them continue to live there and pay rent?

    I have a close relative who's home is currently in foreclosure. I'm not experienced in real estate and was thinking that I could buy the house at a much lower price then their refinance option and then have them pay rent til the home is paid off.

    Is this something that can realistically be done?

    If so, how should I go about doing it?

    What are other options for this relative and for me if I'm able to purchase the house?

  • Pontiac Grand Am GT issue?

    This car hesitates when shifting gears upon medium hard acceleration (Automatic Trans)...It doesn't do it on full throttle or low throttle...I have checked forums and other web sites to try to pinpoint the cause to no avail...

    Hoping someone here had and resolved the issue....

    The car has 197,000 miles and drives good otherwise....

  • Can two people be friends if only one is in love with the other?

    I have a friend who happens to be a girl and we've been friends for a few years now....she has expressed her interest in a relationship before, but I always let her know upfront that I think of her as a good friend and have no romantic feelings for her...I really enjoy her company when we hang together and I'm careful not to do things that would indicate that my feelings has changed....

    But now I have this dilema...a few days ago we went to her relatives house and when asked about our relationship, I unabashedly said that we are nothing more than friends...that night on the way home I felt as if she was trying to say she was in love with me and she seems to be convinced that I'm her husband! That really irritated me to no end because I do my best to ensure that I don't toy with her emotions by being upfront....So I stopped answering her texts...I've become very fond of our friendship and would really be saddened to loose the friendship, but I'm beginning to think that we can't be friends if her emotions continue at this level...I talk to other women and i don't want her to think that shes being cheated on when I have been very upfront and plain about how I feel....

    Not sure of what to do in this instance...right now I'm irritated and sort of upset because she seems to go on thinking that we can be more than friends while I really just enjoy her company.....should the relationship be severed because she's in love and I'm not or should our contact become very limited?

    btw...we've never had any romantic involvement, not even so much as holding hands..

  • Flight time for remote control helicopter?

    So I finally buy this remote control helicopter that I have been wanting for a long time...when I finally get it opened and start to practice with it I find that it only has a 6-8 minute flight time per charge (also mentions this in the instruction manual)

    I feel gypped

    Is this standard among most or all remote control helicopter's or did I just buy a weak model?

  • 01' Buick Century "Check Engine" light?

    I recently had a Check Engine light diagnosed as an EGR Valve Code. After replacing the EGR Valve, two months later, the Check Engine light has not gone out and when I scanned the codes again, the same EGR valve code pops up.

    Does anyone know what gives????

  • Gay Marriage Sliding Toward Anarchy?

    In light of all the news about Gay marriage and civil unions I found that (at least according to gay persons on this site) many gays are also opposed to "gay marriage" of any kind. In light of those responses, here's another question.

    I read in an article published yesterday on the net that David Tyree, seen as a superbowl hero, says that gay marriage "will be the beginning of our country's sliding towards, you know, it's a strong word, but 'anarchy. The moment we have it, if you trace back even to other cultures, other countries, that will be the moment where our society and itself, loses its grip with what's right.     I would like to know what some persons think about this statement. The reason I ask is because it seems to me that there is a very small minority of people who are actually pushing for gay marriage.

    Illinois is the newest state to permit civil unions between same sex couples. Now, it is no question that there are those who strongly oppose gay marriage/civil unions

    and I am curious to know if there are any gay persons who also either oppose or strongly oppose it as well?

    If so, can you state why (as a gay person) that you oppose gay marriage/civil unions?

  • What does it mean whn a creditor tells you that your loan will expire?

    A relative bought a car some years back and because of job issues was not able to make a few of the payments on timem. The lender worked with her on the issue. She is back on her feet and wants to trade the car in but owes $2100 more dollars. The creditor told her that her loan will expire in 15 days and after that it is out of their hands what happens.

    What could this mean? What do they mean by loan expiring and what can legally happen with this relatives vehicle?

  • 2002 Pontiac Grand Am Temperature Guage???/?

    I have a 2002 Pontiac Grand Am 3.4 liter. The temperature guage reads around 215 degrees farenheit before the cooling fans come on. To visualize, this is about a quarter way past the half mark on the temperature guage. each notch pass the half mark represents 5 degrees.

    From what I read, the cooling fans are supposed to activate at about 205 degress farenheit

    I would like to know is this normal and has other Grand Am V6 owners from 1999 - 2002 ever experience this situation??? and if so, how did you remedy it.

  • At what temperature should cooling fans operate in 2001 Grand Am?

    I have this 2001 Grand and the cooling fans come on at around 215 degrees according to the temperature guage inside the vehicle. I have never encountered a car where the engine heats ups that much before the fans come on. I am unable to find the specs and want to know if anyone have encountered this problem.

    Does anyone know the temperature which the cooling fans should operate?

    If 215 degrees is too high, what could be the problem?

    Now, of course Original Equipment is better fofr cars, but generally there are after-market products that are just as good. However, after-market is not good for all components of the automobile.

    Would a a/c compressor, orifice tube, and accumulator fall into the category of not being good when bought after-market?

  • Could there be a mileage discrepancy?

    So I thought that it was impossible to roll back the odometer with todays cars, but I was told that it can be done. i am increasingly alarmed by the cleverness of crooks to get around established safety systems.

    Therefore, my question is: Besides the carfax, and vin #'s on the dash and drivers door, is there any other way to reveal a clever mileage roll-back cover up????
