Roof is leaking, ceiling falling, just bought house?
I bought my first home 18 months ago. The roof started leaking 3 months after I bought it and it may need to be replaced completely. It leaks through and the ceiling is going to fall for the 2nd time. We can either pay $1200-3000 for a patch that may only last 6 months , or 10,000 for an entire replacement. We don't have any savings left after our down payment. Our deductable on the insurance is 1,000. If we claim it what will happen to our monthly payment for the insurance? What should I do? No one I know has ever put a claim on their insurance. I don't know what it will do to us.
Home inspector we paid for said we had 5 years left on the roof, but it "isn't a warranty".

Most likely, the insurance will not cover the cost of a new roof. It may cover the interior damage, but you would need to verify that with your agent. In general, one claim will not affect your rates too terribly. 2-3 claims within a short period of time will result in skyrocketing rates or cancellation. Talk to your agent and discuss your options. It's too bad you waited all this time. I want to say you could have gone back on the original owners within that first year of purchase. Check in your purchase agreement to see if the statutes of limitation has run out. (If it's even in there). Did you have the house inspected prior to purchase?
Obviously no more interior improvements until you get the source repaired.
Is this a shingled roof? If you're going to pay some company $3000.00 to slap tar on it, call a teenager to do the job. If you hire a professional to patch it, again, if it's a shingled roof, they should be able to repair it correctly and it will last.
You remove all the damaged area and replace with new.
Don't hire a kid, think of the liability.

Or they can teach you how to do your own home repairs. Or they might be able to get you in touch with someone to repair the damage.

An insurance claim will pay for the damages less your deductible, but not a new roof. Don't ignore your insurance, that's what it's there for. Homeowners policies generally don't go up because of claims.
Since you put a down payment when you bought the house, you may have enough equity to open a line of credit. That way you can borrow against the value of your house to repair it. Go to a local banker and talk to them.

ok you can do this yourself.you do what we in calif(formerly from)called a cooler strip.basically in the leaking area,wed chalk 2 str8 lines from the ridge down.then wed spread roofers putty down the lines,a bead around 2 inches wide and semi thick.now you just treat the section as a new roof,following the directions on the package.the putty seals the sides and the new shingles shed water off the leaky spot. if your leaking in a valley or around a dormer, it isnt as easy.still any1 who can read and has some common sense can do that repair.if you use the same style and color of shingle,and keep the putty around 2 inches from the outside of the shingles and keep your nails on the outsides the same, you wont hardly even see the repair.and judging by the price, your house is either really small,or its a str8 run with maybe 2 valleys.
Source(s): i hate 2 see someone get the shaft thats why i posted this.its not a big undertaking and 1 person can do it in a day using hand nails.you can rent roofing nailers.with 1 it might take just 2 hrs or less depending on how many squares you recover.(sq ft and 3 bundles to a square{100 sq ft}) - How do you think about the answers? Idk what kind of home you've got or where you are, I live in an expensive area, the NE, Pike Creek DE. We have a medium sized home that is 2400 sq ft. I got an estimate on a roof (its already 3 layers) so all of it needs to come off and be replaced including several boards underneath and for a textured shingle roof cost us 8900 (estimate) from All United, other estimates were 10-15k

Your house was suppose to have an inspection done to it before you bought This protects you and the morgage company. That roof is suppose to last longer than that I would get in touch with the morgage company and tell them. Or get you a lawyer. Good luck.
