  • Upper chest pain when inhaling?

    When inhaling upper left chest pain. We can not move the arm or press the entire area and create the pain. Sitting or standing it's about the same level of pain. When we lean over in a chair the pain is basically gone. We have not pulled a muscle, picked up some heavy item, twisted an arm. If the inhale is held and no exhaling the pain disappear. Thanks.

  • Seller's ask price is their lowest?

    We know someone who sells houses and does not use an agent. He knows how to do that themselves and has a closing attorney. In a conversation about one of their many properties they threw out $110K on a 2 BR home built in 1940. 2 BR but an extra room for a 3rd or a dining room. Yes everything looks fine inside and out and the only thing that might "date" the house was a small closet in the hallway that had the original door and door knob. Then they had to add on a new back porch and were very eager to tell about the soundness of the floor of new add-on as compared to a spot in the kitchen floor. We will of course visit again and see more about some kitchen floor movement on one spot. And the living room floor is painted brown. How far do you think this seller is above the lowest they would take? Yes we know about comparisons and such but this seller prices his own independent of them. The one next door to us which is a 3 bedroom got this seller $82K. We hoped the 2BR was in that price range of say $80-$90K. We can not make and offer and be prepared to walk away. This is the property we want pending inspection, seller disclosure etc. In fact they may not even use seller disclosure forms.Thanks.

  • Investor painted floor vs. wood finishing?

    A house for sale by an investor who has at least a couple dozen properties, gave us a very quick viewing. As we entered the living room to exit the home they told us if we wanted to refinish the wood floors it would be easy to sand the painted floor down to the original hardwood. The house was built in 1940. With an investor worth a million or two dollars why would they paint the living room floor some dark brown color? A house next to us got their wood floors refinished for under $1000 on the wood floors. Actually they were using the house as a partial primary home. They may have chosen the paint instead to suit their needs but they knew 100% they would eventually sell it and they acquired in in late 2018. The cost of paint vs. wood finish should not have remotely been a cost issue.  We don't even remember what kind of paint they used as we were exiting so they could take a phone call. Thanks.

  • Lawnmower dead?

    We cut an area of the yard at someone else's home. Just under the surface of the grass (not the ground) was an electrical wire. Thin and bent like say a coat hanger. It was not a live wire but it got tangled in the blade and the mower cut off. This mower does fail to restart if it is turned off and the engine is hot. Needless to say it did not restart. I tried it an hour later and it tries to turn over but did not start. So the engine is not locked (?). What other possible non start issues could occur do to the wire incident? Thanks.

  • Sheetrock vs. plywood?

    House had a small enclosed porch on the back. It needed plenty of repair so the current owner who is a contractor used sanded plywood on the walls of the new porch. Completely water proof of course but why plywood and not sheetrock? By the way they pumped the plywood as a "good" feature about the house for sale. Thanks.

  • Property taxes and insurance on two homes?

    Our family may be moving to another home and will pay only the electric bill for the new one while taking the several weeks needed to be totally moved out of the current house. As retired our state has homestead exemption and current taxes are $130 a year and insurance is around $550 a year. The current home will be the primary home until the very last week of move out. How should this affect our home owner's insurance and property taxes and the state is S.C. Yes we can contact the tax assessor and we can contact insurance company but we'd like to have some knowledge of the numbers before we do that. Thanks.

    A home owner with health issues moved out in 2015 and before she could return to the house she died. A closer look and she had declared bankruptcy in 2012.

    The property was sold at the property tax auctions in 2018. How did the bankruptcy affect the status of the home? Why did it become a property tax sale and not foreclosure. Thanks.

  • How often must a person attend church to .....?

    How often must a person attend church to be on the membership roll? A church has 20 adults and we think the minimum required to keep the doors open is 25. This is a denomination where there are multiple churches in a district. Based on our experience we would not be surprised to find out they are fudging the numbers by counting a man and woman who left the church 1.5 years ago. Maybe even a deceased man from 2 years ago.     We have friends from Mexico and their two kids are age 13 and 15. They wonder if they can leave USA now and return when their kids are age 18-21 and the kids as adults can then petition their father and mother (and step brother who is not an American citizen and never lived here).   • Half inch threaded bolt and half inch hole in concrete?

    Will a threaded bolt of 5 inches in length fit securely in a 5 inch deep hole? 

    The buyer said they will work with the 4x4 metal brace they got to secure a 4x4 on concrete. A closer look at the package and I see the word adhesive which implies the bolt by itself will not secure the 4x4 such that it can not be pushed to one side or the other to get it square and level. Thanks.

  • Buyer needs an agent?

    A property is being sold by someone we know. They asked if we had an agent. Maybe they did not and wanted ours to be dual. Maybe they had an agent and hoped we did not to save 3% by using their agent or maybe their agent could be dual. Or they may have wanted the sale with no agent. The steps are locate a property, title search, agree on price, buyer inspection, seller disclosers, appraisal, closing. A lawyer we talked to said they could handle the title search and likely the closing. Our lender will do the appraisal, and as buyer were would pay the inspection and request the seller to supply sellers disclosure documents. Since the house was repaired and was a rental for many months, it must be liveable so we would not expect any serious issues from the inspection but who knows. So why do we need a buyer's agent if the seller has one or the seller does not want one involved at all? This person has sold several properties so they know alot about how to price a property so in a way they don't need an agent. If they want one either theirs or mine or a dual then they would likely just adjust their price up to accommodate the commission. Question is why do we as buyer need an agent based on the above scenarios.

  • Home appraisal and inspection reports?

    We are pursuing a short sale and the inspection results will help our lawyer to negotiate the price with the bank. We are already aware of some issues with the property. Can (or do) banks do ther own inspection to help their appraiser give them a complete picture of all the problems with the home so they can decide if the low offer is justified or not? The apprasier, even if they entered the home, would not see some of the defects we know about. Thanks.

  • Predeceased grandkids and real estate clean title?

    Home owner's child died in 2011 and home owner died in 2014. The estate was not probated and the house now has a sales tax title. The help of the only other living child may get a clear title if they are willing to sign a quiet claim deed. 

    If not then title action with legal documents. An area laywer said that the grandkids of the deceased home owner (the kids of the daughter who died "before" the home owner died) would have to be assumed to be heirs and be part of the group of people who make up the defendants. Maybe this is a real estate legal scenario but my brother died before my father and my brother's kids were not heirs when our parent died. They were heirs of their father (my brother) not their grandparent. Why grrandkids of deceased owner assumed to be heirs when their parent died 3 years before their grandparent. Thanks.

    Which side to tap on this door hinge?

    The top left of the door is rubbing. 1/16th of an inch maybe. In a previous question one suggestion was to tap a hinge with a hammer. In the photo which side would we hit with a hammer? 

    With our right hand and hammer we'd hit in the same direction as the black arrow.

    Or with our left hand and hammer we'd hit in the same direction as the orange arrow is pointing. Could the hinge be removed and bolted onto a piece of wood and bent  slightly that way?

    Our home is insured for the "cost to rebuild." Contents insured for a large % of that cost to rebuild. The insurance company came up with the amounts. 

    Would we be obligated to rebuild in case of a loss. Thanks.

    Deceased owner's help to get a quiet title?

    Owner of the property died 2016, his son did not file probate since the house was damaged and had no other assets, the house was sold via sales tax auction late 2018. The tax sale owner rented it out for most of 2019-2020 since it could not be sold without a clean title. We have now found the son of the deceased owner. How can he help get the title clean? His simple signature on a document to avoid the process shown in the photo? He is not fighting the process he's just several hundred miles away. Thanks.
