  • Estate property has offers but now trustee wants to buy. What should the real estate agent get paid?

My wife's siblings are trustees of a rental property in MA. An agent was contracted by one of two executors, Agent performs and brings 2 offers to the table. My wife decides she want to buy using her 20% equity + 5% cash. The bank views this as a refinance. The agent is pushing for commission on $400k when all we need to pass is $320k. On what amount should the commission be calculated if at all. My wife agrees the agent should be compensated for her time but should not collect commission on a refi.

  • Mechanics... What is the truth regarding strut spacer leveling kits?

I want to level my 2009 F150 4x4 with auto spring 2.5" strut spacer. There are those who say aside from a faster wearing upper ball joint and a toe correction that it's no big deal... And there are those who claim the truck can't be aligned and every suspension and steering component could fail.

Would the Camburg or Total Chaos upper control arms set things to right?

  • should I pay 62k over assessed value for a multi family home in this market?

specifically a 3 family home in Medford, MA., USA. It's in good condition but needs some electrical upgrades and a new soil pipe. I've been following the market for single family's on Boston's North Shore and they seem to be going for assessed value or less these days.

cpo work done: turned 4 rotors, new pads all around, 4 new michelins.

  • Is it because English is a 2ND language for many in this forum?

It seems like a substantial percentage of questions are full of typos, miss-spells and poor grammar.

Sorry to those who can type and spell...

  • Sizing central air conditioning. Will 2 tons do it?

A Keyspan salesman quoted a 2 ton central air system to match my existing 2 ton forced hot air gas furnace.

My home is a 1600 sq ft cape (800 sq ft 1st fl and 600 sq ft 2nd fl).

Trees shade the morning and early afternoon sun.

Did he undersize to match existing equipment or will 2 tons do the job?

  • Females dress too provocatively and I am not comfortable with it.?

I love the female form (too much) and my eyes are drawn to the sexy out on the street despite my discomfort.

My wife, 120# soaking wet, dresses modestly and saves the warm form for me. That's the way I like it. How about you?

  • Homemade Pork Fried Rice... what's the secret?

What is the secret to the fried rice you get from chinese restaurants... i'm a decent cook and can capture the flavors I want but I can't get the texture of the rice which I'll describe as dry and firm. I parboil the rice, cool it quickly and then fry in a wok with oil, soy, garlic, pork, scallion, peas, eggs whatever... the rice tastes good but it comes out wet and clumpy.... What's the secret? Know what I'm talkin'?

  • Office/Concert etiquette... What would you do?

I got 2 single seats (not together) for The Police at Fenway Park Boston, MA during an online presale for Best Buy Rewards members. The next day I checked ticket availability for my office mate and was able to get 2 seats together on my ticketmaster account with my office mates credit card. I want to give her the seperate seats and take the two together because my wife would most probably not go with seperate seating. My office mate would not be going if not for my help. I should have demanded it right then but did not. This is a very hot ticket... What would you say or do?

  • Did Melissa Etheridge and Al Gore rider their bikes home from the awards show last night?

Global warming is a natural phenomenon that has happened before and will happen again. Granted, the machine and industrial ages have accelerated this natural process by raising the temp a fraction of a degree ahead of schedule but seriously folks... I don't think I'll be shedding any tears of hope until I see an award show with a bicycle rack or two out beyond the red carpet, instead of limo service and valet parking, for our millionaire star entertainers.
