Security rover discovered Unit# 607 backdoor open. Resident was not notified because it was not an emergency situation to call them late at night.

At approximately 11:02Pm Security Rover notified front desk via radio that he found drug paraphernalia at the historical building on the 4th floor on elevator number 12. Long with significant amount of blood and a red T shirt. Front desk manager Victoria was instructed to call 911 and review the front desk camera to see if she could be able to find something as I go to take picture of the stuff. Pictures were taken and send to the property manager. I placed caution sign to inform resident to not go near it, Security was informed to station at the location to make sure not one come to get it. At 11:54Pm police arrived on property I escorted them to the location were the drugs was at. I continued to keep Victoria informed on what is going on as well, Security informed police officer that Mr. shawn like to walk around this area so that lead police to hit on his door to make sure if he was okay. Mr. Shawn father informed police that he need to have a house warrant before questioning his son. At 12:20 Am police left the property police said is nothing they could do but remove the drug they also left a call number regarding this situation.

On February 12, 2014 at around 11:54 Am. I was monitoring the surveillance camera An I saw a unidentified individual was inside Elevator number 8 trying to gain access to a floor and was unsuccessful it seem very suspicious. At 11:55 Pm I walked over to the elevator to make sure if it was a guest or a resident at that time I got there he went up on stairs Number four. I radio security rover to please come to the front desk. At 11:56pm I informed security to please head to the party room as soon as possible to identify who the person was in there. It was the same individual I saw on the surveillance camera. Security rover reported he was trespassing in the building. Security came down with the individual to the front desk. The man stated that he was lost and he was not from around here I informed the man that he was trespassing in a private own property. Security asked should we call Miami police department I stated no just escorted him off property. I informed the individual the next time he on property we are calling the police for trust passing. The individual walked pass gate house security before walking inside the lobby I was not able to see him pass me at the front desk because I was fallowing up on current event daily log from previous ****.

At around 1:10 am on November 26, 2013, Rover Mercado reported that he noticed an outside furniture balcony was hanging over the balcony on the south side on poinsettia St of the building. I started looking at the building map to help identified what Unit# the furniture belongs to. To prevent any type of damage due to heavy wind blowing. Rover stated it could be between Unit# 160 or 131. I contacted Unit# 160 Ellen she stated she not present at the time because she located in New Jersey. But she granted me permission to have rover check her balcony to make sure is not one of her furniture. Rover dispatched over the radio stated is unit# 131, I called Unit# 131 Mr. David to inform him about his furniture hanging over the balcony. Mr. David was very thankful for the call and rushed outside to remove the furniture from the ledge before falling down due to the heavy wind outside. I followed up back Miss Ellen to inform her is not her balcony she was very thank full as well.

I will like to inform our resident to please secure anchor loose objects and furniture to bring them inside.

On August 22, 2013 I noticed Elevator , 1,2,3,4,5,6,7,8 cameras system was down as well as the elevator IMS system Groups. I called security rover to verify if all the lights in inside each elevator were on. I checked the fire panel and it read. (POWER LOSS RTU4 AND RTU6 ROOF LEVEL). I informed rover to check the electrical breakers that supply electric to the front desk located on the 3rd floor north electrical room by elevator #5. All elevators are working properly. We were just having a small power failure. I also informed security rover to check the electrical room on the roof top but he was unsuccessful of taking care of the situation.

On August 8, 2013 at around (12:41 Am) Mr. pierre Giusti came to the front desk wanted access to Unit# 1905 Mr. James. I checked Connect to verify if Mr. pierre was listed under Mr. James guests list. Mr. pierre was listed under contractor, I informed Mr. pierre I will notified the resident that you are here. Mr. pierre told me is no need to call the resident because he is sleep and his name already on the list. I informed pierre I have to call Mr. James unless the computer is annotated with “No call needed” for that person, and in your situation is not noted I informed him. I called the resident Mr. ray he stated that Mr. Gianpierre is listed on the computer , I informed him about our protocol and he was very understanding, and he was going to talk to Asst. danny make some changes on that.

Good Morning Mr. West I just want to bring this to your attention. One of the biggest problems we are having at the front desk. I was doing a full inventory on the packages, I came across most of the packages were rushed putting into the system. We have packages that are not into the system but are in the package room. Also it will be better if they don’t use the scanner and make sure the information on the label boxes are inputted correctly into the system manually. This will help make sure we are on top of the packages and making sure our resident is notified when they have a package. Rushing the job duty and not paying close attention making the front desk suffer.

At around 11:09 Pm on April 28, 2013 I was dispatched over the radio by front gate Security informing me about Air America Air conditioning wanting access inside the building to repair A/C for Unit 2013. I contacted my supervisor to get approval he informed to call my property manager. I called my property manager to get approval to allowed him to work on they a/c because it was consider an emergency. My property manager gave me approval to allow him to repair the a a/c. I made a copy of the service order invoice to show the property what was done.

At approximately 11:00pm on April 4, 2013 I informed Security Guard Bird to wear his Security Uniform properly. Officer Bird had on a long blue button up sleeve shirt that was covering his security Uniform shirt. I also informed Officer about LOBC POST ORDERS. Security Officer stated “that his Supervisor saw him already with the long blue button up sleeve shirt, and it was not a problem, so is not a big deal S/O refuses to worn uniforms properly.

At around (12:01am) Unit# 208 called the front desk complaining about Heat restaurant. Heat restaurant was air compressing the floor of the restaurant in the front of the historical building. I spoke to the manager regarding this situation he informed me that this is something he does every month so he can’t stop it because chemicals was already place on the floor to help remove the heavy dirt.

At around 12:30pm on November 30, 2012 Security Rover informed me that a tenants complained about cars were parked in Disable parking spot without a Handicap permit, on fourth and fifth floor level garage. The resident stated to Security that the next time he sees this happen, he will get the law enforcements involve in this situation. The three vehicles are located inside Las Olas Beach club Condominium parking garage. Vehicles parked in Parking space # (5-013) # (4-025) # (4- 014) that do not have a Handicap parking permit. I asked valet regarding this situation, valet Rodrigo Rubiano stated that those handicap parking space was reserved to resident by management. Rules of Florida Statute (F.S.) 553.5041 were printed out with pictures what was taking of the three vehicles that were parked in handicap parking spot.
