Sell house or rent it out?
I'm just stuck on what to do here.
been waiting several months for a short sale to get approved. Out of mostly sentiment and emotion towards my first house, I'm considering cancelling the sale. The uncertainty of whether the bank will approve the sale is too much. In the meantime I'm worrying that something will happen to "my" house. I also don't want to be blocked from buying a home for 3 or more years. Obviously, it would be nice to be unburdened.
I have a job and a part time business. I always imagined I would invest in properties but in this scenario I would just be able to break even renting the house. I don't know if my husband and I can handle the extra work. Also the house needs repairs to be rentable and that would eat up most of our savings. The home is in a location where there are plenty of renters.
I've made pro/con lists to no avail. Hubby really wants to keep the house.

Just wanted to get a different point of view- I am going to finance a vehicle. My husband and I just had a baby and plan to have another in about a year. We currently have a sedan and find the space pretty tight. I am also concerned about gas mileage and reliability for the next few years. We can get a newer, larger sedan or an older SUV or crossover. Which makes sense?

Husband and I have a couple grand saved for a car and planned to buy cash. The options are dismal. I dont want to create debt when it is not an absolute necessity. I also would like a very safe car. This would be a second car. Im also pregnant. Im sure I could get a competitive interest rate. We would be able to afford payments, but im sick of "payments". any opinions on this?

Dell XPS 15 using Windows 7. Computer had been sitting for a while but otherwise, nothing has happened to it. The keyboard and the mouse don't respond when I turn the computer on and get to the login prompt. When I press F12 while it's booting up to go to the setup menu, the keyboard does respond so I can choose safe mode, safe mode with networking, etc. but when it gets to the initial login screen where you input your password, i cannot get any further because I cannot type. the mousepad does not work either. It seems like it's locked or something (since it works from the boot menu). any ideas?

How in the world can I get that much? I'm aiming for 1500 calories with about 20% fat, 35% protein, and 45% carbs. My calculations make that 131 grams of protein; I'm struggling to get more than 60. What can I eat? I hate milk so I think most protein shakes are out.

Just hoping for some more feedback possibly from someone in the fitness industry: I've used several tools to come up with a conservative estimate of the calories I burn on a daily basis, about 2300. I've been eating 1700 calories and started working out daily in addition to that. I've not seen any results. I've been truthful with counting. It seems like the math should work no matter what, but I haven't lost a pound. Any personal trainers or nutritionists who can explain why a calorie deficit wouldn't result in weight loss?

I am trying to work more activity into my day for weight loss and I was wondering if walking up and down a flight of stairs at work every hour would be useful. Is every hour really necessary or could walking several flights at break time be useful? Would this activity actually do anything to help me lose weight? I have always heard that you need 20 minutes of aerobic activity to increase the heart rate for a significant period of time. I'm hoping it won't just be a waste of time and more frustration.

Super frustrated right now- there's a "border-bottom" element that won't go away even though I deleted it! I've been edited the style sheet and the other changes have worked fined. When I used Firebug it shows the element in the style sheet- even though I've deleted it! I deleted it with Firebug (wasn't sure what that would do anyway) but when I refresh it's there. It shows in IE and Firefox. this is creating a stupid line on the page that is out of place. Please help if you can!

A couple of friends keep asking me to borrow money, several times this year so far. They have always paid me back, usually on time and usually it's small amounts (under $100) but I am starting to feel like an ATM machine. I don't want to be petty but I don't like being in that position. Am I worrying about it too much and not being a good friend?

I feel like I've found an awesome deal on a car. It's a 2011 and priced cheaper than the same car at every other dealership. Carfax is clean and it's still under bumper-to-bumper warranty. I love it and I want to make an offer- how much leeway to I have with negotiation when it is priced so far under market value (about $3k) already? I think the tires look a little more worn than I would like; that's my only leverage.

currently, the interest rates on my credit cards suck. my credit used to be bad, but by paying down debts over the years and never being late it's great now. i've heard you can negotiate better rates, but i tried with one and they told me no. I'm sure I could apply for cards with better rates now, but i know it will adversely affect my credit score. i monitor my credit. im wondering if i should just take the hit to get some better rates. i don't plan on carrying balances, but if i need my credit in the future i'd like better rates.

My freezer does not have an ice maker, but I believe the hardware is in the back of the freezer so that an ice maker could be added. Who would make this change? A plumber? I guess a water line would need to be hooked to the freezer, but that may involve opening a wall.

Bought a van to use for business and I knew it needed some repairs. As I drove it, I discovered is needed way too much work and I couldn't even sell it. I ended up donating it. I just need to know how or where to report what I spent on the van. Should I just use depreciation?

I have a great job with great benefits. It pays an income that allows be to do whatever I want to do right now. I know I should be grateful to have this job when so many are suffering. I just feel the need for something more exciting. Spending 8 hours doing miscellaneous BS is draining my energy. I could have enough money to start something in a few months. I created a whole budget for the next couple of years- that would have to go out the window pretty much.
